100% CLTV Financing
Are you a new, or even experienced investor, and been looking for the elusive “100% financing?” It’s available, via 100% CLTV (Combined Loan To Value). For Single Family, you can get up to 60% of the LTV, with the seller holding a second position. For commercial (including multifamily), you can get up to 55% (60% in some cases). With the company we work with, and seller financing, you can get 100% CLTV Financing!
Here are some highlights:
- No Restricted States; all 50 states (only).

- We lend on all the normal stuff like residential and commercial properties, but we’ll also do, through cross-commercialization, less touched on areas, like a coal mine.
- If you have a clear title, and an appraisal within the above time frame, and completed the application, you could be funded with 24 – 48 hours.
- We can do fix & flips, based on the appraisal value, for low to medium repairs. No full rehabs, gut jobs, ground up construction, or raw land. If your real estate has land, case by case, we may be able to go up to the first 5 – 15 acres.
- This is a Hard Money Loan (HML). Interest rates are higher than bank rates, as most HMLs are. However, you only pay the interest, with terms between 1 – 3 years; 1 year is typical.
